Elvis Dumervil, A Former Nfl Player Proposed His First Major Development In Miami-dade!

North Miami-based Prestige Cityview III LLC, owned by Dumervil, filed a comprehensive land use plan (CDMP) with county officials for the 3-8-acre site at 12050 NE 14th Avenue. His company acquired the industrial property, a formerly auto repair shop, for $10 million in March. It’s just east of the FEC Railway.

Dumervil wants to change the land use from “industrial and office” to “high density.” His firm would sign an agreement with the county to limit development there to 250 apartments and 31,453 square-feet of retail space.

The preliminary plan by Miami-based Zyscovich Architects shows a 17-story building with 23 one-bedroom units, 80 two-bedroom units, 98 three-bedroom units and 50 four-bedroom units. The apartments would range from 750 to 1,550 square-feet.

The developer stated in the application, “ the industrial land in this particular area is underutilized and has been transitioning in the use from industrial uses to much-needed residential development. Today, the industrial area in which the property is located is predominantly located in a residential area.” The application notes Dumervil filed plans for another 585 apartments and some more commercial space just north of the site at 12200 NE 14th Avenue. That industrial parcel is within the City of North Miami, so Dumervil’s company filed an application there. The Miami-Dade County commission would eventually weigh in on the CDMP.

Dumervil started Prestige Estates after a career in the NFL in which the linebacker played for the Denver Broncos, Baltimore Ravens and San Francisco 49rs. And made five Pro-Bowls. Prestige Estates has purchased hundreds of apartments in the North Miami area. Dumervil grew up in the neighborhood.
